Houzz Tour: a small Victorian terrace gains considerably more space - "It was a classic Victorian home," said Reuben Spiring of the property on which it has recently completed an extensive and mountain improving the renovation. "When the owners bought and we started working on the project, it has not been touched for 40 odd years. It was two-up, two down classic with an extension of the kitchen of the 1960s; it was unusual for this type of home to be so intact for decades "
Spiring and his team gutted the house :. they made a full extension loft conversion and return side, built a garden studio, replaced all PVC windows with traditional-style chassis, soundproofed everywhere, and incorporated many small smart keys - including underfloor heating so as to be able to remove the radiators projecting - . to increase the space and make the home feel airier and lighter

from the outside, it's hard to imagine quite how much space there is to inside this house. The original pre-renovation, it had two bedrooms and a bathroom upstairs and a living room walk-through and small, extension dated containing a kitchen downstairs. There was no heating or central gas supply.
"The house was not in bad disrepair, it was just very dated," said Reuben Spiring. "There were some structural problems in the rear extension, but nothing unusual It was a pretty standard British home with a grassy garden -. It was just unusual for being so untouched for decades
"the brief was to update and transform it into a family home ,. "Spiring continues," the extension and expansion as much as possible, so it could comfortably accommodate a family. "With the amount of undertaken structural work Spiring described the house as" a new building in an old building. "

"Light and space are the two elements really basic for a nice house, but big or small, it is" Spiring said.
this was the thinking behind the three large panels, triple glazing on what was originally the back side (see the next picture for another view of these), and the roof light additional, and aluminum folding doors in black garden. "to keep some traditional atmosphere, we used London Stock brick on the outside of the extension (see next image) and windows guillotine fitted in the loft extension. "

Spiring came up with a great idea but not immediately obvious to the first window frame floor: look closely and you might just notice that it is slightly larger than would be the norm. "It is about 20cm wide," he said. "We have expanded in length, too, carefully keeping the original proportions. It's very subtle, but it makes a big difference to the amount of light that passes. "
The reason why it is so subtle is also because builders used wisely London Stock bricks (as original) to rebuild the arc formwork top of the window and walled around it and repointed the lot. "Chaps talented!" said Spiring.

To create more space on the top floor, the decision was made to remove the fireplace there. This means that, although there is a chest fireplace in this room, it extends to a chimney and therefore can not accommodate a fireplace.
"In a way, it's a shame," Spiring concedes, "but the difference is that the first floor, you now have a double rather than a single part. You can always put a bioethanol fireplace in the cavity here. "the Carrara marble fireplace surround nevertheless creates a focal point.
This room was designed as a formal living room, a space for adults. On the other side of the room opened, before you get to the kitchen, there is a more relaxed area "comfortable" with a sofa for the kids to hang on

customers wanted the design to feel traditional, but not necessarily historical. Spiring and his team designed the wall panels for this purpose. "They are not authentic," he said, "but many details added at once chalets workers like these are not all based on original features and it works well to define the area."
He chose the wall color to enhance the classic feel, rather than going for something more contemporary, such as gray or white.

the team also added coving to walls unembellished which was when the project began. "He had probably been updated in the 1970s, when all these details if she was still there, was probably stripped" said Spiring. "There was even a pass-through sliding glass to the kitchen. "
A retail on the ground floor which further added to the sense of space is that Spiring was old, floating floor in wood removed." It m EANT we could dig down and earn about 20-30cm in height in the room and install underfloor heating. "
He was then able to lower slightly every floor, and this has had a ripple effect on the loft. "T raditionally when making a loft, you get the height of about 2 m, but with this change below we ended with a height of 2.3m, it feels like a good room. This is where the master bedroom, so it is a significant detail. "
The oak floor downstairs is designed whitewashed with Osmo oil." This is something you can do if you buy unfinished flooring "says Spiring. "You do it gradually, adding a layer at a time until you get the color you're after."

"what to do with the part that flows into your extension back side is a classic problem in these Victorian houses," said Spiring.
How to face the wall at the back, which, once opened on the back side (seen here at the end of the sofa), is part of the dilemma. "You can take completely the wall, but would remove the necessary steel and may have cost thousands. Besides, without it you can not have a couch there. Sometimes you need a wall!"
Spiring did remove the door, however, who had no structural impact, but created a semi-open feeling. It also extended the opening where the door was to the ceiling, to stimulate the flow of light through the house.
The rear part of this piece is designed as a less formal living room, more space TV or a place to hang to play on the Xbox, while parents enjoy an adult beverage in the evening . Similarly, when the parents are in the kitchen, they can still feel connected to children through the opening in the wall.

"The corridors in these Victorian houses can feel pretty close," said Spiring. "These double doors open all the space but at the same time, you can close them again if you want the room to feel more comfortable at any time." Again, the doors were extended up almost to the ceiling to increase the light.

Here, in this -facing back room, glazing results in a kitchen and dining room comfortably bright but Spiring has a word of warning. "Be aware of the position of your position when looking how to drop to light, especially if you have a south facing garden. It can easily become too hot, unless you choose a glass specialist UV resistant. "

A mirrored backsplash is another clever detail that adds to the airy feel of the space. Instead of ordinary mirror, tinted gray Spiring chosen this release. "it always reflects the light, but it is well cut. It also works well with the tranquil and luxurious style of the house, and darker colors. "
